A New Jersey eviction notice is a written notice produced by the landlord or property manager when the tenant fails to comply with their lease agreement. It gives them a certain amount of time, based on the type of violation, to correct the problem or vacate the property (curable violation). Eviction notices are better known as a notice to quit since it is a notice to cease the violation of the lease terms.
Regardless of the reason why the eviction notice is issued, it must comply with New Jersey’s eviction laws. An eviction notice must be used before the landlord or property manager may begin eviction proceedings against the tenant. Certain types of offenses, such as illegal activity or a drug offense, may create a good cause for the landlord to claim that the health and safety of others are at risk according to landlord-tenant law and they may be able to immediately demand the tenant leave the property and not allow them to correct the violation.
